Consumers are using the Internet in real estate transactions. The National Association of Realtors' 2005 buyer/seller survey showed 24 percent of buyers found the house they bought on the Web, up from 15 percent in 2004.

Selecting agents through the Web is not yet as common. Seven percent of buyers and less than 5 percent of sellers picked their agent on the Internet. HungryAgents is one of several dot-coms that appeared last year to pursue that market. Each site is unique, but all offer sellers rates below the customary 6 percent to 7 percent commission.

RealtyBaron.com, a Dallas-based company, lets sellers list the services they're willing to pay for. Agents then bid in an auction forum similar to eBay for the right to represent them.

ListLow.com, based in Willow Springs, Ill., lets agents compete for customers in as many as four ZIP codes. A seller sets his criteria for an agent, then ListLow refers one agent to that prospect.
