Westchester NY and Putnam NY 1Q 2011 Real Estate Sales Listings - Realtor firms participating in the Empire Access Multiple Listing Service reported 1,247 closed residential transactions in Westchester County through March 31, 2011 against 1,313 in the comparable period of 2010, a 5% decrease. Putnam County closings numbered 154 so far this year, an increase of 12% from last year. However, Putnam’s percentage increase was measured against a very small base and was generated by just 17 more sales than last year.

By ELSA BRENER: March 11, 2011  -  AGAINST a backdrop of mergers, acquisitions and reshuffling among corporate real estate brokerages, independent agencies have maintained a strong presence in Westchester, the poor housing market notwithstanding.

A decade ago, out of 437 agencies in the county, about 365 or 84% were independents, according to the Westchester Putnam Association of Realtors. Since then the number of brokerages has increased to 615, with mom-and-pops still representing about the same percentage. This is the case even though franchises like Sotheby’s and Better Homes & Gardens have sidled in on the nameplates of some longtime independents, said Richard Haggerty, the deputy executive officer of the association.

The villages of Tarrytown and Sleepy Hollow New York grew by about 845 people over the last ten years, according to the 2010 Census. On average, Tarrytown grew by about 1.6 percent, while Sleepy Hollow grew by 6.6 percent. That puts Tarrytown below state and county averages and Sleepy Hollow well above them when compared to the 2.7 percent increase for the county and two percent increase for the state.
